The Toolkit

• Regrading — restoring positive slope away from the house; the cheapest fix on the menu and often half the answer.
• Swales and dry creek beds — shallow shaped channels (turf or armored with stone) that intercept sheet flow and move it along a path you chose instead of one the water chose.
• Catch basins and channel drains — surface capture for patios, driveways, and low spots, piped to daylight.

• Dry wells — engineered infiltration for lots with no downhill neighbor to send water past.

The reason so many drainage fixes fail is that they are bought as single products — one basin here, one pipe there — without anyone answering the only question that matters: where is all of this water supposed to end up? When to Call
